Abodu Junior ADU Conversion: The San Antonio Owner’s Guide
We stock and install Abodu-compatible junior ADU conversion components in San Antonio, with typical installed pricing between $1,900 and $4,300 depending on the specific part and your home’s existing utility rough-ins. Most owners discover a failing component the same way: a door that suddenly won’t swing the way it used to, a water heater that makes a new sound, or a mini-split that starts cycling every ten minutes when it used to run for an hour. Call us at (210) 981-6358 and we’ll match the part to your Abodu model the first time, not the third.

Which Abodu Models This Applies To

We service and source parts for the Abodu Studio, Abodu One, and Abodu Two lines, which covers almost every junior ADU Abodu has placed on a San Antonio lot over the last several years. The compatibility gotcha most owners hit is this: Abodu’s plumbing fixtures and electrical panel configurations changed between early-2021 and mid-2023 production runs, so a part number from a 2022 build manual won’t always match what’s actually behind the access panel. Before you order anything, check the white label inside the mechanical closet door; Abodu prints the serial, the model suffix, and the as-built date there.
For most components, we prefer the OEM part when it’s available in under a week, because Abodu’s enclosure dimensions are tighter than standard residential rough-ins and aftermarket parts sometimes need a half-inch of finesse that OEM parts don’t. That said, on commodity items like water heater elements, door hinges, and P-trap assemblies, a quality aftermarket equivalent from a brand we’ve tested locally is often the better value. Ben Ortega has learned which aftermarket parts hold up to San Antonio’s hard water and which ones rust out in a year; we won’t install the ones that rust.
Signs Your Abodu Junior ADU Conversion Is Failing
- Doors that scrape the threshold or the latch that won’t catch. Junior ADU frames settle differently than primary-home frames because of the shorter foundation runs. If your door was fine last June and catches now, the jamb has shifted enough to matter.
- Water heater sputtering or making a “popping” noise on fire-up. San Antonio water is mineral-heavy. Sediment builds up in the tank bottom, and the popping is the sound of steam bubbles fighting their way through the sediment layer.
- Mini-split cycling on and off in short bursts. This almost always comes down to a refrigerant charge issue or a clogged condensate line, and both will shorten the compressor’s life if left alone through a full Texas summer.
- Odd smells near the kitchenette or bath drain even after cleaning. The Abodu build’s low-profile plumbing traps dry out faster than standard P-traps, especially in winter when the air is dry. If a drain is gurgling, the trap seal is gone.
- Tripped breakers on the ADU’s subpanel more than once. Abodu’s original panel sizing works for what shipped with the unit, but adding a second mini-split, a microwave upgrade, or a home office that pulls constant load can outrun the original design.
Replacement Cost & What’s Included

- Water heater element or thermostat replacement: $180 – $340
- Mini-split capacitor or condensate line repair: $220 – $480
- Door jamb adjustment or full hardware replacement: $260 – $590
- P-trap replacement with seal repair: $140 – $290
- Subpanel breaker or wiring correction: $320 – $740
Every quote we give in San Antonio is a written, line-item price before our crew touches anything, and it stays that price unless you ask us to change scope in writing. We don’t do “while we’re in there” additions. The labor includes our Cedarwell Care Promise: shoe covers inside the ADU, drop cloths under the work area, and a photo of the cleanup before we walk out. Every repair is covered by our 365-Day Done Right Promise, which says if our fix doesn’t hold, we make it right.
DIY or Call Us?
Anything that involves the electrical panel, line-voltage wiring, or refrigerant lines is not a DIY job. In a junior ADU, the subpanel is fed from your main home’s service, and one wrong connection there can back-feed into the house or cause a fire. Same goes for refrigerant: a slow leak can pull moisture into the system, and that turns a $300 repair into a $2,400 compressor replacement. If you’re comfortable checking a drain line for gunk or clearing a condensate line with a shop vacuum, those are safe maintenance tasks. Everything else, give us a call.

FAQs

Most mechanical components in an Abodu junior ADU last 8 to 14 years in San Antonio’s climate, but water heating elements often fail at 4 to 6 years because our mineral-heavy water speeds sediment buildup. A part that’s maintained annually will outlast one that’s ignored. Call (210) 981-6358 if yours is showing signs of age; that first call is a free conversation, not a commitment.
Some components can be rebuilt, like a door jamb that needs re-shimming or a condensate line that just needs cleared and resealed. Parts that fail internally, like a water heater element that’s physically split or a capacitor that’s burned out, need replacement; no repair exists for those. We’ll tell you honestly which camp your part falls in before we quote anything.
Most single-part replacements on an Abodu junior ADU take 90 minutes to 3 hours, depending on what we’re replacing and how much disassembly the specific model requires. Water heater elements and P-traps are the fastest; subpanel work or mini-split repairs involving the outdoor unit can take longer. You’ll know the timeline before we start.
We stock common-failure parts for the Abodu lines we service on our San Antonio trucks, including water heater elements, capacitors, P-traps, and hinge sets. Lower-demand parts are ordered on request. Since we also work with Cover and Dvele systems, our parts contacts usually get us what we don’t stock within a few business days.
