Mighty Buildings New Detached ADU: The San Antonio Owner’s Guide
If you own a Mighty Buildings detached ADU in San Antonio and a panel, seal, fastener, or finish component has failed, we stock the replacement parts and install them for $180 to $1,400 depending on what gave out. Most owners call us after noticing moisture staining on an interior wall seam, a door that no longer closes flush, or exterior panel fasteners backing out after a few Texas temperature swings. A Mighty Buildings panel assembly is a composite sandwich, and when the outer skin or the joint sealant goes, it doesn’t just look off, it lets water work into places it shouldn’t be.

We’re an independent service provider, not affiliated with Mighty Buildings, but we’ve installed and serviced their new detached ADU line across San Antonio long enough to know which parts fail, which ones hold up, and what the fix actually costs. Ben Ortega has been leading our ADU work in this city for years now, and he’ll tell you the same thing he tells every owner: most part failures on these units are predictable, and they’re repairable if you catch them before the water or the movement spreads.
Which Mighty Buildings Models This Applies To

Mighty Buildings has shifted its product line over the years, and the parts your unit needs depend on which generation you own. The earlier Mighty Mods used a light-gauge steel frame with a polymer composite exterior, while the newer Mighty House and Mighty Duo B units rely on a panelized 3D-printed composite wall system. The exterior panel dimensions, sealant chemistry, and fastener spacing are not interchangeable between generations, and this is the single most common ordering mistake we see.
Before you order anything, open the mechanical closet or the electrical panel door and look for the data plate. It will list the model, the serial number, and usually a manufacture date. Take a photo of that plate with your phone and read the serial prefix to us over the phone. That one step saves hours of guesswork and avoids shipping the wrong panel or seal kit. On Mighty Buildings units specifically, the OEM sealant is a two-part polyurethane with a working temperature range that matters in South Texas. In San Antonio, we’ve seen generic silicone used as a shortcut fail within a single summer because it can’t handle the 100-degree expansion cycles these panels go through. We stock the correct sealant chemistry and the correct fastener length, which is a half-inch longer than what most hardware stores sell off the shelf.
For OEM versus aftermarket: Mighty Buildings panels and structural fasteners should stay OEM. The panel dimensions are proprietary and the fastener spec is tied to the panel’s thermal expansion rate. For sealant, weatherstripping, and interior finish trim, quality aftermarket equivalents are often better and less expensive. We’ll tell you which is which on the phone, and we’ll never mark up a part we didn’t have to source.
Signs Your Mighty Buildings New Detached ADU Is Failing
- Interior wall seam lines or hairline cracks at panel joints: The panel seams are where differential movement concentrates, and hairline cracks there mean the sealant has lost adhesion. Left alone, those cracks wick water into the wall cavity during every rain event.
- A door or window that suddenly sticks or won’t latch: The panel system moves with temperature, and a stuck door in a San Antonio summer usually means the opening has shifted more than the design tolerance. That’s a fastener or anchor issue, not a door problem.
- Damp smell or visible mildew at the wall-floor junction after rain: This is the classic Mighty Buildings leak path. Water runs down the panel face, hits the bottom flashing detail, and finds its way inside if the weep channel is blocked or the bottom seal has dried out.
- Exterior panel fasteners backing out or showing rust staining: The fasteners are coated, but the coating has a finite life in heat and humidity. Once the coating fails, the fastener expands and contracts differently than the panel, and it works itself loose.
- Soft spots or bubbling in the exterior finish layer: This means moisture has gotten between the finish coat and the panel substrate. By the time you can see the bubble, the damage behind it is larger than the bubble itself.
Replacement Cost & What’s Included
Here’s what San Antonio owners can expect to pay for common Mighty Buildings new detached ADU part replacements, installed:
- Panel joint sealant replacement (full exterior): $1,100 to $2,400 depending on unit size and access. Includes removal of failed sealant, surface prep, and new two-part polyurethane applied to spec.
- Single exterior panel replacement: $650 to $1,100 including panel, OEM fasteners, and sealant. Panel cost varies by generation and finish color.
- Door or window re-alignment and anchor repair: $280 to $520 per opening, including any shim or fastener replacement.
- Bottom flashing or weep channel repair: $180 to $420 depending on how much of the perimeter is involved and whether the flashing itself is reusable.
- Interior seam repair and finish patch: $185 to $450 per seam, including drywall or finish patch, sanding, and paint match.
Every quote is a written, line-item price before we touch the building. You’ll see the part cost, the labor hours, and the material markup separately. If we open the wall and find something the quote didn’t cover, we stop and call you before spending another dollar. Our work carries a one-year workmanship warranty, and the parts carry whatever the manufacturer’s warranty covers. For Mighty Buildings OEM parts, that’s typically one year from installation.

DIY or Call Us?
What you can safely do yourself: clean your exterior wall panels with mild soap and water, keep the weep channels clear of dirt and grass clippings, and check the visible fasteners once a season with a simple visual inspection. If you see a fastener that’s loose, you can hand-tighten it, but do not crank it with a drill. Over-torquing a Mighty Buildings panel fastener is the fastest way to crack the panel around it.
What you should not do yourself: anything involving panel removal, sealant removal and reapplication, or door or window re-anchoring. The panels are structural, the sealant chemistry is specific, and matching the finish on an interior seam without the right products will leave you with a visible scar across the wall. We’ve made more than one trip out to a San Antonio owner’s ADU after a well-intentioned DIY patch made the repair twice as expensive as it needed to be. Call us at (210) 981-6358 before you open anything up, and we’ll tell you straight whether it’s a phone-fix or a truck-roll.
FAQs

Exterior panel seals on a Mighty Buildings unit in San Antonio typically last 5 to 8 years before they show signs of adhesion loss. The heat and humidity here shorten the life of sealant compared to coastal California climates, and units with full southern exposure will need seal work on the south and west elevations first.
A failed seal can almost always be repaired with full removal and reapplication. A failed panel depends on the failure mode: surface finish damage can sometimes be refinished, but delamination or structural cracking means replacement. We’ll tell you which one you have once we inspect it, and we won’t sell you a replacement panel if a repair is honest.
Most seal and fastener repairs take one day from setup to clean-up. A single panel replacement usually takes two days because the sealant needs time to cure properly, and we won’t rush that or fake it with a faster-curing product that fails early.
We stock the sealant chemistry, OEM fastener lengths, and the common flashing profiles on our trucks. Panel replacements are ordered per unit from Mighty Buildings using the serial and model from your data plate, and that takes one to two weeks to arrive in San Antonio. Sealant and fastener repairs we handle same week.
If you own a Mighty Buildings new detached ADU in San Antonio and something’s not right with a panel, a seam, a door frame, or a seal, call Ben and our team at (210) 981-6358.
