Abodu ADU Design & Permitting: The San Antonio Owner’s Guide

Abodu ADU design and permitting in San Antonio typically runs $8,500 – $14,500 for full design development and permit procurement, depending on lot complexity, zoning overlays, and whether your property sits in a historic district like King William or Monte Vista. We handle the entire process for you: site assessment, design drawings, city submittals, and permit approvals. Most San Antonio homeowners discover they need this service when they call us with an Abodu unit picked out, only to learn their lot has setback issues, a tree ordinance conflict, or an HOA requirement that changes the design before they can even order the cabin.

Here’s the reality with Abodu specifically: the unit itself is highly standardized, but the site work, foundation engineering, and permitting in San Antonio are not. What trips people up isn’t the Abodu product. It’s the city’s development code, floodplain rules, and the full year of summer heat that dictates foundation and drainage choices. That’s where we step in.

Which Abodu Models This Applies To

We work with all current Abodu series models: the Abodu Studio, Abodu One, and Abodu Two. The Studio and One are the most common in San Antonio because they fit the city’s typical 5,000 – 6,500 square foot residential lots without triggering variance hearings. The Two is a wider unit that requires more side-yard clearance, so we see it more often on corner lots or larger properties in areas like Alamo Heights, Terrell Hills, and the north side suburbs.

When you’re trying to match an Abodu unit to your lot, the label on the unit’s spec sheet matters less than three local factors: your zoning district’s rear-yard setback, your lot’s impervious cover limits, and whether your address falls within a floodplain or a Neighborhood Conservation District. San Antonio’s Unified Development Code changed ADU standards meaningfully in recent years, and if you’re working from a permit guide you found online, check the date. An Abodu that was legal on a given lot three years ago may not be today, or vice versa.

We’re an independent builder and design firm, not affiliated with Abodu. We recommend their units because we’ve seen them hold up, but if the site math doesn’t work, we’ll tell you plainly and we’ll also walk you through the alternatives we carry, including Cover and Dvele, so you land on the right product for your lot rather than the one that’s easiest to sell you.

Signs Your Abodu ADU Design & Permitting Is Failing

  • Your permit submittal came back with corrections and you don’t know what they mean. This is the most common failure point. San Antonio reviewers often flag drainage calculations, tree protection plans, or foundation details specific to our expansive clay soils. If you’re staring at a correction letter without a clear path forward, the design and permitting package wasn’t built for our local code to begin with.
  • The Abodu unit you selected doesn’t match your lot’s setback envelope. You’ve already got the sales brochure, maybe even a price quote, and then someone measures your actual buildable area. If the unit footprint plus the required rear and side setbacks doesn’t fit, the design needs to change before anything else moves. This is a planning failure, not an Abodu problem.
  • Your foundation plan doesn’t account for San Antonio’s clay soil movement. Our soil swells when it rains and shrinks in the summer. If the foundation detail wasn’t engineered for local soil conditions, the permit review will stall, and worse, if it somehow slips through, you’ll have a cracked slab and a unit that doesn’t sit right within a few seasons.
  • The design ignores impervious cover limits and the permit gets denied halfway through review. San Antonio caps how much of your lot can be covered by anything that doesn’t absorb water. An ADU that pushes a property over its limit triggers stormwater mitigation requirements. If the design didn’t count this up front, you’ll get a denial and a do-over.
  • You’re six weeks into the process and no one can tell you what’s happening. With a proper design and permitting package, the timeline is mapped: site survey week one, design revisions week two, submittal week three, review window four to six weeks after that. If you’re past that with no answers, the process has failed you, not the other way around.

Replacement Cost & What’s Included

Full Abodu ADU design and permitting for a San Antonio lot runs $8,500 – $14,500. Here’s what drives the spread:

  • Site survey and topographic work: $900 – $2,200, depending on lot size and tree coverage.
  • Design development and construction drawings: $3,500 – $6,000, depending on whether we’re starting from Abodu’s standard plans or modifying floor plan, elevations, or foundation details for your lot.
  • Structural engineering for foundation and any pier work: $1,200 – $3,000, with the higher end for slopes or floodplain-adjacent properties.
  • City permit fees and submittal management: $1,500 – $3,500, including San Antonio’s development services fees, review cycles, and any resubmittal charges.
  • Historic district review, if applicable: $800 – $2,000. King William, Monte Vista, and similar overlays add design review steps, and the documentation has to be right the first time.

Every one of these is a written line item you’ll see before we start, not after. That’s how we’ve always done it, and Ben Ortega won’t hand you a change order at the back end of a project. The work is covered by our 365-Day Done Right Promise: if a design or permit detail isn’t right, we make it right at no charge.

DIY or Call Us?

The honest split here: you can and should gather your own property information before you call anyone. Pull your deed or property record, check your zoning district on the city’s development services map, and measure your lot’s roughly buildable rear area. None of that requires a professional, and having it ready shortens the conversation.

What you should not attempt on your own is the actual permit submittal, the drainage calculations, or the foundation engineering. San Antonio’s review process is specific, the code is amended regularly, and an error in a submittal can burn eight to twelve weeks of corrections that a seasoned hand would avoid. We’re not trying to scare you into hiring us. We’re trying to save you from the version of this process that costs twice as much and takes all year. If you want to talk it through first, call (210) 981-6358 and ask for Ben. Tell me what you need the space to do, and we’ll figure out the rest from there.
